A small team. A simple promise.

We're three Seattleites who've spent the last decade buying, fixing, and reselling Pacific Northwest homes — and we built Good Neighbor to do it the way it should be done.

Good Neighbor Offers started with a phone call. In 2022, Sarah's aunt was trying to sell a Greenwood bungalow during a year that had already taken too much from her. She called three "we buy houses" companies. Two ghosted her after the walkthrough. The third sent a written offer, then quietly dropped the price by $40,000 the day before closing.

Sarah ended up buying the house from her aunt herself, fixing what needed fixing, and renting it out. But the experience stuck with her — and with David, her business partner of eight years. They'd been flipping homes around Seattle for nearly a decade and had heard the same story too many times. Pressure tactics, last-minute price drops, fine print designed to confuse.

"If you're going to ask someone to trust you with their largest asset, the least you can do is treat them like a neighbor."

So they started Good Neighbor with a few rules. The price we offer on day one is the price you receive at closing — no exceptions. The offer is in plain English on a single page. Closing dates are dictated by what works for your life, not our quarterly volume.

Three years and three hundred and forty homes later, the rules still hold. We've grown to a team of three (Sarah, David, and Maria), we've paid out over $54M to Seattle sellers, and we've never once renegotiated a price after the offer was signed.

We're not the cheapest cash buyer in Seattle. There are companies who will offer you 5% more on day one and then claw it back at the inspection. We don't play that game. We give you our best honest number, in writing, and we let you decide.

That's all there is to it. The friendly way is also the simple way.

Former civil engineer, second-generation contractor. David handles the renovation work and the closing logistics. If you've ever wondered "could this house be saved?" — he probably has the answer.

The number we send you is the number on the wire transfer. We've never renegotiated after offer acceptance. We never will.

Plain English, always

One-page offers. No fine print. No clauses we'd have to explain to our own grandmother. If you can't understand it, we wrote it wrong.
