Good Neighbor Offers operates in WA State as a real estate investor and is not a licensed real estate broker or agent under RCW Chapter 18.85. We purchase properties directly from homeowners.
Washington's Seller Disclosure Act (RCW 64.06) requires sellers to provide a seller disclosure statement in most residential property sales. When purchasing directly, we may waive the statutory seller disclosure requirement by mutual written agreement; however, sellers must disclose known material defects and any environmental conditions, including the presence of lead-based paint or asbestos, that may affect third parties.
Washington provides a three (3) business day right to rescind certain real estate contracts under the Consumer Protection Act (RCW 19.86) where deceptive practices are involved. We comply fully with these provisions. We also voluntarily provide a 48-hour review period prior to any agreement becoming binding.
King County and the City of Seattle impose real estate excise taxes on property sales. Transfer taxes and recording fees are typically allocated in accordance with standard local practice and will be specified in any purchase agreement.
Washington's Consumer Protection Act (RCW 19.86) prohibits unfair or deceptive acts in trade or commerce. All of our representations regarding purchase price, timeline, and process are made in good faith and in compliance with this statute.
Submitting your property information through this Site does not obligate you to sell your property to Good Neighbor Offers, nor does it obligate us to make an offer. You are free to accept or reject any offer we make. We strongly encourage you to consult with an independent licensed real estate attorney in WA before entering into any transaction.
